My spouse and I are first time homebuyers -- period, not just in California -- so this book came in very handy. We also have a great realtor who explains everything very thoroughly so that helps as well. For a twenty-five dollar book and a realtor who doesn't charge for sharing his endless knowledge, that's a pretty good deal. Rules change all the the time so a realtor is your best bet for the most up-to-date rules/regulations.The NOLO website also has calculators you can use to roughly calculate what your monthly mortgage will be with fees, taxes, etc., so that's also super helpful. Happy house hunting! Seriously...good luck. It's February 2013 and affordable houses are flying off the market. Investors are flipping houses at an alarming rate as well. Yes, a business has to make money somehow, but dang, the "flipped" houses we've been eyeballing have been going for $120k+ above what the investor originally bought it for. Makes a huge difference for someone in our budget. Anyway, that's anecdotal, so it may not be the same in your area; we live in the lower half. California is a big state, so the market may be different depending on where you are.

Each chapter covers a broad topic, such as What Will You Offer?, Working With Real Estate Professionals, or If Something Goes Wrong During Escrow. After a brief introduction, the text explains the key principles underlying each topic and helps you figure out your rights, responsibilities, and strategy. 'This is an excellent book for the first home buyer though some information is too brief and somewhat dated (despite this being a 2011 edition). For example the book mentions the option of getting loans or gifts from family in order to increase a down payment. My lender specifically asked me for documentation to verify that down-payment came from my own funds and not from external accounts. Despite these few subtle inaccuracies, the book provides an excellent overview of a scary process.*** Positive Points: ***- Provides enough detail to keep you interested without getting overly complex- Has some easy to follow case scenarios that further help you understand the process- Covers every step of the process from finding an agent to buying homeowners insurance. This truly a wealth of knowledge.'*** Negative Points: ***- As previously mentioned some of the details are a bit outdated. This is probably due to changing landscape of the housing market'OVERALL: This is a must have for anyone who is new to real estate and is thinking to buy a home (not just in California either).
This is actually my first Nolo book. As a 20-something in California hoping to become a first-time homebuyer in the next year I found this book to be extremely helpful. The world of home buying can be quite intimidating and the last thing you want to do is rush in unprepared and fall in love with a house you either can't afford or that's not suitable for you. From selecting the right house, mortagages, working with realtors, negotiating, handling inspections... this book really has it all. I feel much more familiar with the process of home buying in California.
